Selling & Buying at the Same Time

Your month-by-month guide to navigating a move-up on the Hamilton Mountain — from planning to move-in day.

Selling your current home and buying a new one on the Hamilton Mountain is a big undertaking — but with a clear plan, it doesn't have to be overwhelming. This timeline breaks the process into manageable phases so you know exactly what to do and when. Every task is tailored for Mountain families, with local insights you won't find in a generic moving guide.

Prepare Your Home for Sale

  • Schedule a pre-listing home inspection to catch issues early
  • Make a priority list of repairs, updates, and staging improvements
  • Start major renovations or upgrades that will add value (kitchen updates, fresh paint, curb appeal)
  • Interview and select your real estate lawyer
  • Get quotes from moving companies and book your preferred date
  • Finalize your budget: factor in closing costs, land transfer tax, legal fees, and moving expenses
  • If selling and buying simultaneously, discuss bridge financing options with your mortgage broker
  • Begin packing non-essential items — seasonal décor, stored items, books, and rarely-used kitchen items
